Accrual-based revenue allocation in Metrics (split revenue across stay months)

Problem statement

  • Revenue in Metrics is currently allocated entirely to the check-in month, regardless of how long the stay lasts
  • This makes it difficult to accurately compare performance across months, especially when reservations span multiple months
  • A 15-night stay checking in on January 31 is counted entirely in January, even though most nights occur in February

Current workaround

  • Manually estimating revenue by month instead of relying on Metrics data

Impact

  • Monthly performance comparisons are inaccurate and unreliable
  • Hosts cannot trust Metrics data for month-over-month analysis
  • Time is wasted estimating revenue manually instead of using the platform's reporting tools

Proposed solution

  • Add an option in Metrics to allocate revenue on an accrual basis by splitting it across the actual days of the stay
  • Calculate the average price per day (total net revenue divided by days stayed) and allocate that amount to each calendar day of the reservation
  • This could be a toggle or reporting basis setting, similar to how Owner Statements handle revenue recognition
