Add custom code to messsaging rule templates based on keyword detection

Particularly useful to inquiry responses and new reservation confirmation to help address commonly asked question e.g. guests asked about early check-in when making the reservation, then the automated response should include a standard message regarding how/when hosts can or cannot accommodate early check-ins.
