Allow a different commission agreement structure to be applied to a single reservation on a statement.
This would allow property manager’s to create a different commission agreement structure that applies when the bookings are attributed to the Owner’s efforts.
e.g. “Finders fee 5% decrease” in commission when a booking came from an Owner.

Commenting for priority. This feature would be extremely helpful for my current reservation commission structure.

Can you share your exact use case, please? It would help us get a better understanding :)

Hi Emily,
Are you able to see my owner statements from your end?
If so, please review the statement for June 2025 for the property address 2737.
In that statement you will see one reservation (HOST-10NTHT) that needs to have a reduced commission by 5% because the owner sourced this reservation and that is our agreement. You will also see an offsetting reimbursement transaction in place which is titled “HOST-10NTHT Owner Reservation Reduced Commission” which is how I am currently reducing my commision for this statement.
This is a concern because with the new owner portal, when the owner does a quick reference to my commision, the value reported in the owner portal is larger than what I am actually invoicing.

Ah gotcha, I understand. How do these stays get booked? Are they always manual bookings? (I ask because… we’re going to allow owners to book their own stays from the portal, I wonder if we need a “friends and family” option of sorts, where they can book for someone else, and those bookings can take on their own set of rules like specific commissions, etc).
This is definitely interesting, I’m glad you brought this up!

In my case, I receive an email from the owner with the guest details and dates and then setup the booking per his direction.
Generally, we book them as DIRECT however we have also had a few MANUAL bookings, for example the owners brother.
However, there has been one case where I took a reduced commission on an Airbnb booking because the owner sourced the reservation and told them to just inquiry through Airbnb and we would provide a special offer discount.
I am sure this would be unique per host so I would kindly suggest not to limit to Manual and Direct only.
My vision would be this implementation:
-No matter the “source” of the reservation (i.e: an OTA, Direct, Manual, or a booking through the owner portal as mentioned above) just apply the normal commision rate as default to the statements
-but then before I Publish the statement, it would be great to “hand pick” the reservations which have a reduced (or increased) commission %. and set the commission agreement at that time for that reservation only. (For clarity, this commission agreement wouldnt be saved in the list, just applied at that time for that reservation)
So almost like having a full commission agreement for a single booking at the time of reviewing the statement before publish.
OR as another potential solution:
Allow the user to select the Reservation commission per reservation while the statement is not published, from the list of reservation commissions in the “reservation commission” tab of Hospitable.
For example, I just created a reservation commission called: “TEST - Owner Sourced Reservations” and it may be best to be able to select a commission agreement per reservation before publishing the statement.
But all reservations would take the default reservation commission which is currently applied to start (i.e Vista Real Estate & EVesting LLC Agreement 002 - 03/01/2025) and the host would need to overwrite this before publishing the statement.
