Automatically apply commission splits to Airbnb Resolution Center charges

Problem statement

When a cohost charges a guest through the Airbnb Resolution Center (e.g., pool heating fees, damage charges), Airbnb pays 100% of that charge directly to the listing owner—not split between owner and cohost. However, Hospitable's commission agreement applies the cohost's commission rate to these charges on the owner statement, creating a mismatch: the statement shows the cohost earning a commission, but in reality the cohost receives nothing because the full amount went to the owner.

Current workaround

Cohosts must:

• Exclude "extra guest fees" (or similar categories) from the commission agreement to prevent automatic splitting of Resolution Center charges
• Manually add a transaction on each owner statement to charge the owner for the cohost's commission on those fees

Impact

• Manual work: Every Resolution Center charge requires a manual adjustment, increasing administrative overhead
• Error risk: Easy to forget or miscalculate the commission owed, leading to underpayment or disputes
• Inaccurate reporting: Owner statements don't automatically reflect the true commission owed on these charges

Proposed solution

Enable Hospitable to recognize when a charge comes from the Airbnb Resolution Center and either:

• Automatically create a balancing transaction that charges the owner for the cohost's commission on that fee, or
• Provide a setting that lets cohosts specify how Resolution Center charges should be handled in commission splits (e.g., "always split per commission agreement" vs. "exclude from automatic split")

• Eliminate manual transaction entry for every Resolution Center charge
• Trust that owner statements accurately reflect commissions owed without additional reconciliation
• Reduce time spent on bookkeeping and focus on guest and property management
