Discontinue or significantly improve "Optimize for Airbnb" program

Problem statement

The "Optimize for Airbnb" program blocks availability on all other channels (Booking.com, Vrbo, iCal, etc.) during the selected opportunity window, but provides no guarantee of bookings. Hosts who opt in during peak season can experience zero bookings and significant lost revenue, with no recourse or compensation.

Current workaround

Hosts must manually turn off the program after realizing it's not generating bookings, then create steep discounts (e.g., 20% off) on Airbnb in an attempt to recover lost revenue. By this point, it may be too late to re-open availability on other channels and capture bookings there.

Impact

  • Lost revenue: Up to $4,000–$5,000 in a single month during peak season
  • Blocked availability: Other channels are unavailable during the opportunity window, eliminating alternative booking sources
  • Increased discounting: Hosts are forced to offer steep promotions to try to salvage the month
  • Lack of transparency: Airbnb reps may not even be familiar with the program, leaving hosts without support or explanation

Proposed solution

Either discontinue the "Optimize for Airbnb" program entirely, or significantly improve it by:

  • Providing clearer performance expectations and eligibility criteria upfront
  • Offering partial compensation or credits if zero bookings result during peak season
  • Allowing hosts to set a minimum booking threshold before committing to exclusivity
  • Improving coordination with Airbnb so their support team understands the program
