I want to be able to flexibly setup my owner statements to allow for more customization. With the changes in Airbnb service fees, I took Hospitable’s advice in doing the markup and I marked up my cleaning fees from $150 to $170. For my cohost property I take commission on gross rents minus cleaning fees. My actual cleaning cost is still $150 but my owner statement is taking $170 off since I had to artificially adjust it which is lowering my commission too much on the owner statement. As a result, I’ll have to use another program to do this correctly.
It would be great if we could have a less structured option for building owner statements so we can flexibly arrange in a drag and drop manner the items that make sense to go on our owner statement and add the logic accordingly. For me I would want to present the following:
1. Gross reservation income
2. Net reservation income (after host service fees) - this is so the owner can reconcile what they’re getting in their payouts from Airbnb / VRBO
3. Commissionable Base (Gross revenue minus my own defined cleaning fee and not what I’m setting it as in Airbnb)
4. Commission per reservation
5. Cleaning fees (not taken from Airbnb ($170) but my own defined fee of $150 per reservation)
6. Expenses for reimbursement
The combination of the last 3 would be what I need the owner to pay me.
