I chose Hospitable over other PMSs because I was promised that it would work for our multiowner condo building that has a common website plus individual airbnb listings. It does remarkably well BUT - there are several features that clearly were not designed for this setup. If you want this type book of business (which comes in large chunks of properties), you need to make small adjustments.
The biggest tweak (and it shouldn’t be hard) is to make Guest Experiences and Operations (which are tagged “ALL PROPERTIES”) scopable. I am in a 26 unit building. Each unit wants its own automated message and rental agreements. You already allow us to scope to each condo. Perfect. But you don’t scope the Message LIST! That means that other condo owners can see my messages and rental agreements and even (on purpose or by accident) edit my messages and rental agreements. If you went to the trouble to scope the messages and rental agreements themselves, Each owner (or secondary user) should only be able to see the messages and rental agreements for the properties that they own. It should be easy to program. If your programmers had any idea we were using the product for setups like ours, I’m sure they would have done that already. PLEASE make this privacy tweak. It will make all the difference.
A smaller but real issue. You went to the trouble to scope management fees to each platform because you might charge more for one platform than another. That’s awesome. But in the commission agreement section, you lump all management fees together as to whether they go to the manager or owner. Well, for us, our airbnb management fees go to the owner. But for our direct website, we need them to go to the manager that runs the website! You just need another slider by platform, or at least a separate one for the direct website.
Thank you. I was told you make improvements by how much demand there is. However, if you want this book of business that should be great for you, you need to make Hospitable work for this type of setup. Then you will have lots of customers (happy ones) who will appreciate that these aren’t issues.
